Pinehurst Park
Farnborough

Pinehurst Park Farnborough a 71,000 sq ft office building, set in 2.8 acres of land, is let to IBM (UK) Ltd. A complex transaction with IBM was undertaken on completion of the acquisition, to fully satisfy IBM's occupational requirements in the building. A longer lease, a reduced rental and the early release of unwanted space within the complex formed the backbone to the agreement with IBM.  Within 12 months planning consent was obtain to convert part of the building to residential use.  This was subsequently sold to a specialist developer of period buildings.  An alternative scheme to regenerate the site is now being prepared and will offer an exciting new opportunity once IBM (UK) exit the property.

Mendip Skyline with a private overseas investor has acquired the freehold interest in this fully let business park.  Set in 3.7 acres of land on the outskirts of a Surrey village 3 minutes from the A3 it provides 38,500 sq ft of high quality offices in four separate buildings. Let to 20 occupiers the park has a small café and 265 car parking spaces.

Mendip Skyline's business plan will be to work closely with all the occupiers to secure their long term occupational needs and provide - onsite the accommodation and facilities they require.

In conjunction with a private owner 10 acres of greenbelt in St Albans is being developed for a brand new 170 bedroom Hilton Doubletree hotel.

 

The hotel will feature a spa, conference facility, signature restaurant and meeting rooms. Construction of the 121,000 sq ft building is due to commence in Sept 2015 once revised planning permission has been secured. The hotel will have an end value of £39m.

Royal London House a 90,000 sq ft office building in Finsbury Square London was acquired from NAMA in December 2011 for £25m.

 

Having assembled a full development team planning permission was secured for a new 5* hotel of 256 bedrooms increasing the value to £100m.

Mercantile
Building

The Mercantile Building, in the heart of Glasgow's Central Business District is a Schedule A listed property constructed in 1897.

 

71,000 sq ft in size, over 9 floors, its tenants include Communities and Local Government Agency, J Sainsbury, Pret a Manger and local professional partnerships.  On acquisition the building had in excess of 30,000 sq ft vacant.

 

After a rebranding exercise and refurbishment of the 2nd and 6th floors both are now let to a variety of tenants.  A £1m external repair project was completed on time and budget in December 2014.  In 20 months the rent roll has increased by 30% substantially enhancing shareholder value.

In 2010 the £5m freehold interest in the former Ford Motor Garage in Hammersmith was acquired.

 

Working with a full project team he secured change of use to offices and the addition of 50,000 sq ft roof extension to the Grade 2 listed building. In 2014 having secured a pre-letting to Tesco Clubcard for the 126,000 sq ft building at a record rent construction commenced.

 

Conservatively the award winning completed development will be valued at £100m.

A cluster of four office buildings centred around a courtyard in the centre of Guildford yards from The High Street provides an exciting high value residential development.

 

In total the four buildings are 21,000 sq ft; 50% of the offices are let as are both retail units on Chertsey Street.  Planning consent has now been granted to convert to three of the buildings to residential and a full team has been appointed to take this forward.
